Holiday rentals

Booking and cancellation

By default, our rentals always run from Friday (15h) to Friday (10h).

Midweeks and weekends can be booked via our website from 2 weeks before arrival. If no weekend or midweek periods appear for a particular holiday home, this means that the owner does not wish to rent for periods shorter than 1 week.

For non-standard rental periods, please contact us. We will then try to meet your requirements as well as possible.

Included:
- the rental price
- the reservation fee
- limited cancellation and holiday interruption insurance
- glass and fire insurance
- wifi if present in the holiday home and within the limits of the subscription

Not included:
- energy consumption (according to meter reading)
- optional final cleaning
- eventual damage

Upon receipt of your request, we will email you the reservation document and the advance payment request as soon as possible.

To confirm the reservation, you will be asked to pay a an advance amounting to 50% of the rental price within 5 days. Upon receipt of your payment, the reservation is final and we will send you an updated reservation document. If payment is not made within 5 days, your reservation will be cancelled.

For the remaining balance, you will receive payment notification 2 weeks before arrival.

For reservations made less than one month before the arrival date, you will be asked to pay the full amount.

 

The deposit depends on the type of holiday home (villa/apartment), the length of stay and the season (summer/winter).

In summer, it usually varies between 200,00 EUR and 250,00 EUR for most holiday homes. In winter, between EUR 200.00 and EUR 400.00. For the largest holiday villas in our offer, the deposit can be higher.

The deposit is refunded within 6 weeks of departure after deduction of energy consumption, any cleaning costs and any damage.

The meter readings are noted the day of arrival and departure by an office staff member. The meter readers are accessible to the tenant to make a control recording if necessary.

The cost of energy consumption is deducted from the deposit. On refund of the remaining deposit, the tenant will be able to find a transparent calculation of energy consumption.

Most holiday properties in our offer have last-minute conditions. Last-minute prices appear on the website 14 days before arrival date.

The beds in the holiday property are equipped with a suitable duvet and pillows. Other bedding should be brought by the tenant.

Towels and flannels are not provided.

If you wish, you can hire a bed linen or towel set directly through local companies. When making the reservation, you can state that you are renting a holiday property through Van Maldeghem Agency. The company will then deliver the package to the agency on time. This way you do not have to drive up extra.

A cot or a high chair take up a lot of luggage space. That is why you can rent a cot or high chair from the Van Maldeghem agency. Prices depend on the length of stay and will be displayed on the booking form during the booking process.

Limited cancellation and holiday interruption insurance is included. On the condition that the corresponding certificates are presented, the cancellation insurance will intervene in case of illness, accident or death. The excess payable by the tenant is EUR 75.00.

For full cover, we recommend you take out additional cancellation insurance through your insurance broker.

In the event of a cancellation not covered by insurance, we will initially try to rent the holiday home to someone else. If this succeeds under the same conditions, you will receive a full refund of the sum already paid. If the cancelled period is partly relet or if the holiday home is let at lower conditions (e.g. as a result of a last-minute discount), the tenant will be charged the difference. If the holiday home cannot be re-rented, the tenant will owe the full rental fee.

For the villas Stella Maris, Ursa Minor and Nobilis, special cancellation conditions are applied. These are listed in the advertisement of the respective villas.

Arrival and departure

Each tenant is requested to leave the rented holiday home tidy. The holiday homes are equipped with cleaning materials (only materials, no products).
If you do not feel like cleaning yourself, you can request a final cleaning via the cleaning service up to 3 days before departure. The cost of this final cleaning will be deducted from the deposit:
- Studio: EUR 65.00
- Flat 1 bedroom: 75.00 EUR
- Flat 2 bedrooms: 85.00 EUR
- Flat 3 bedrooms: 95.00 EUR
- Villa 3 bedrooms: 105.00 EUR
- Villa 4 bedrooms: EUR 115.00
- Villa 5 bedrooms: EUR 125.00
- Large capacity villas: Nobilis, Stella Maris, Ursa Minor: 200,00 EUR
 

Please note, if you request final cleaning via the cleaning service, we do ask you to do the dishes and empty the fridge/freezer yourself
 

Check-in is possible between 15h and 17h30. At villas with a high guest capacity: Nobilis, Stella Maris and Ursa Minor, check-in is possible from 17h. Earlier check-in is only possible on request. Contact us for this on +32(0)58 51 24 24 or at info@vanmaldeghem.be.

Check-out should be before 10am.

You can pick up and drop off the keys at our office located at Oostendelaan 5 - 8670 Sint-Idesbald (Koksijde).

Outside our opening hours, you can deposit the keys in our letterbox.

If you arrive after 17:30, it is important that you warn us in advance. We will then place the key in the key box next to our office. As we need to make some practical arrangements for this, it is therefore important that you contact us in advance on +32(0)58 51 24 24 or via info@vanmaldeghem.be 

Please note, the use of the key mailbox is only possible when the balance of your reservation has been paid.

 

If parking is not included in the rented holiday property, an additional option may be to rent a parking space or garage. We have several in our rental offer.

If you want to pay for parking along the public road, please note that in our office we sell parking tickets valid for 1 week at a rate cheaper (EUR 30.00 per week) than the ticket machine. Such a parking ticket can only be purchased by a customer renting a holiday home through the agency and only for the duration of the reservation.

When you arrive, we will send you an overview of the collection dates for the various waste fractions in the municipality of Koksijde.

During holiday periods, there are several collections per week. If there is no collection on the day of departure, you can dispose of your residual waste in municipal waste bags in the Molok containers. On your arrival, you will also receive a leaflet with the location of these containers.

City waste bags are available each at the agency or the local Spar.

General

We always welcome disabled people, but unfortunately we do not currently have any holiday properties on offer that are fully adapted for disabled people. There may be a threshold at the entrance or in the holiday property itself, or the lift in an apartment building may be too small.

However, you can always make an appointment with us to visit a property without any obligation before making your reservation, so that you can check whether the holiday property is suitable or not. If a visit is not possible, we can also make some measurements on the spot, e.g. thresholds, doorways, lifts, etc. and pass these on to you by phone or e-mail.

At Van Maldeghem Agency, the minimum age for renting a holiday property is 21 years. If tenant(s) are not in a family (e.g. parents/grandparents and children), everyone must be 21 or older.

Our holiday properties are all non-smoking. If you smoke, this is possible on the terrace or in the garden.

Some properties allow pets. You can use the search filter on our website to filter out holiday properties where pets are allowed.

We do ask that you never leave your pet alone in the holiday property.

If the holiday property has a garden, please do not leave your pet's excrement in the garden.

Pets are allowed on the beach to a limited extent depending on the season. You can find more information on the website of the Municipality of Koksijde via this link: https://www.koksijde.be/honden 

Damage and problems

Should you find any damage or problems on arrival, despite our good care, we ask you to report them to the agency within 24 hours. Preferably in writing by e-mail with some photos attached via info@vanmaldeghem.be 

For urgent problems outside opening hours, please contact our standby service on +32 (0)58 51 24 24  state your problem and telephone number and we will contact you as soon as possible.

If you have forgotten anything after leaving the holiday home, please contact us as soon as possible. If we find your forgotten items, we will keep them in our office for 6 months free of charge. You can then collect the forgotten items within this period. If you wish, we can also send your forgotten items by post (package). The shipping costs will then be deducted from your deposit.

For sale

Selling

Our agency has been operating in St Idesbald since 1928. We have already helped hundreds of properties change hands. In other words, we know Sint-Idesbald through and through which you can be sure of a market-based pricing.

An valuation is the first step for a successful sale. After you contact us, the manager will visit you for a free valuation of your property and an explanation of how we work. A few days later, you will receive a detailed valuation report substantiating the price according to several indicators such as location, construction, surface area, destination, general condition, etc.

Several certificates are required when selling your house or flat:

  • Energy performance certificate (EPC)
  • Electrical installation inspection
  • Asbestos certificate (for constructions built before 2001)
  • Soil certificate
  • Urban planning enquiries
  • Cadastral register
  • Flood risk information
  • Fuel oil tank certificate (if applicable)
  • Legal response by the property manager (if co-ownership)

If you partner with us, we will take care of all this administration. Thanks to structural partnerships and linked software, we can quickly create a complete file that facilitates a smooth sale of your property.

The standard term of an agreement is 6 months. Customisation is possible because every property and every client are unique. We will be happy to discuss the modalities with you personally.

Viewings are by appointment. Enquiries are handled through the office and posted on the agenda. As the owner, you will receive feedback on a regular basis regarding any visitor comments.

The period between signing the agreement and execution of the deed is maximum 4 months.
